State University, 13 miles north of the San Marcos Outlet stores and 25 miles north of Comal/Guadalupe River tubing and Schlitterbahn water park. Suitable for 4 adults, and two vehicles. This is a great alternative to staying in hotel. For less money you can have an entire house to yourself!
