Airbnb service fees

To help Airbnb run smoothly and to cover the cost of services like 24/7 customer support, we charge a service fee when a booking is confirmed.

There are 2 different fee structures for stays: a split fee and a host-only fee.

1. Split-fee

This fee structure is the most common and is split between the host and the guest.

Host fee

Most hosts pay a 3% fee, but some pay more, including some hosts with listings in Italy. This fee is calculated from the booking subtotal (the booking subtotal includes the nightly price and any additional fees charged by the host, but excludes the guest service fee and taxes) and is automatically deducted from the host payout.

Guest service fee

The guest service fee can be found in the Price breakdown before booking your reservation.

Note: As of April 1, 2024, we include an additional amount in our guest service fee for cross-currency bookings as further described below.

Most guest service fees are under 14.2% of the booking subtotal (the booking subtotal includes the nightly price and any additional fees charged by the host, but excludes the guest service fee and taxes). The guest service fee varies based on a variety of factors and may be higher or lower depending on the booking. The guest service fee is reduced for some stays of 28 nights or more.

For bookings where the guest pays using a different currency from the one set by the host for their listing, we adjust our fees to align with the value we provide our guests. For these cross-currency bookings, the guest service fee will include an additional amount, resulting in a guest service fee of up to 16.5% of the booking subtotal.

2. Host-only fee

With this structure, the entire fee is deducted from the host payout. It’s typically 14–16%, though hosts with Super Strict cancellation policies may pay more, and fees for stays of 28 nights or more may be less.

This fee is mandatory for traditional hospitality listings–such as hotels, serviced apartments, etc., as well as software-connected hosts (unless most of their listings are in the USA, Canada, the Bahamas, Mexico, Argentina, Taiwan, or Uruguay).

VAT charges

Depending on the laws of the jurisdiction involved, VAT may be applicable to the above fees. The service fee is VAT inclusive, where applicable.
